The Top 10 Cities Where Home Prices Have Grown the Most in Pinellas County, FL
When it comes to the Pinellas County real estate market, it’s no secret that home prices have grown in record numbers over the past 3 years. Since 2019, many cities in Pinellas County, FL have experienced double digit home price growth.
Thanks to low interest rates and even lower housing inventory available, homeowners have been collecting top dollar when it comes to selling their real estate investments. While the forecast for 2022 isn’t expecting such extreme growth going forward, financial analysts and real estate professionals across the state agree that we’ll continue to see home prices rise 8%-12% in the coming year.
Since Pinellas County is one of our target real estate markets at the Sandy Hartmann Group, we’ve put together a list of the cities with the most price growth since 2019. Tierra Verde- Coming in at #1, this little city that borders the beautiful blue waters of Tampa Bay has seen the median home price grow by a whopping 87% from $363,000 to $678,000 since 2019! This town offers an abundance of single-family homes, townhouses and condos, with the priciest properties selling in the millions and offering unparalleled views of Tampa Bay and some of the best boating water in the area.
Belleair Bluffs- Another hidden gem in Pinellas County, Belleair Bluffs saw home their median home price grow from $185,000 in 2019 to $340,000 in 2021- that’s an 84% increase! Bordering the larger cities of Largo and Belleair, this beautiful city is known for its close proximity to the beaches, spacious single-family homes, and plenty of dining & shopping just minutes away on West Bay Drive and over the bridge on Gulf Blvd.
Madeira Beach- One of our favorite beach towns, Madeira Beach is known for its beautiful white, sandy beaches on the Gulf of Mexico and gentle swimming conditions most of the year. This city came in 3rd on our list with the median home sale price increasing by 64% since 2019, with the median sale price jumping from $420,000 in 2019 to $690,000 in 2021!
Oldsmar- Located on the easternmost edge of Pinellas County, Oldsmar has experienced a record-breaking amount of price growth since 2019. This suburban oasis is the perfect location for people wanting a quick commute to Tampa, but with a more suburban style of living. The median home price here has grown 64% since 2019, with the median home price increasing from $220,000 to $360,000.
Clearwater Beach- Known as one of the most beautiful beaches in the United States, year after year, this award-winning beach town offers a variety of housing options on and off the beaches. Not surprisingly, as Pinellas County has grown in popularity, so has this beach town! The median home price here has grown by 63% since 2019, with the median home price growing from $450,000 in 2019 to $750,000 in 2021.
St. Petersburg - The City of St Pete is probably one of the most well-known cities in Pinellas County, thanks to its rapidly developing Downtown scene, waterfront neighborhoods, and old Florida feel in its more historic areas like Jungle Prada and Old Northeast. Offering single-family homes, condos, townhouses and villas in a variety of budgets, it’s no wonder so many people want to call this city home. Since 2019, the median home price has grown 44% from $222,000 to $320,000.
Treasure Island- Another notably wonderful beach town and waterfront mecca, Treasure Island is not only a popular tourist destination, but also a fabulous place to own a waterfront condo or single-family home thanks to its superior boating location. Median home prices have grown 42% since 2019, from $436,000 to $621,000.
Palm Harbor- Located just North of Dunedin and Safety Harbor, the City of Palm Harbor is well-loved by its residents for its quick access to Downtown Safety Harbor & Dunedin, top-rated schools, and easy access to Tampa. The median home price here has grown 42% from $239,000 in 2019 to $339,000 in 2021.
Dunedin- Growing in popularity year after year, the City of Dunedin boasts a stunning waterfront promenade, an abundance of beautiful historic bungalows, and a downtown scene offering fabulous dining, shopping, breweries and art galleries. It’s no surprise that the median home price has grown by 39% since 2019 from $269,000 to $375,000.
Redington Beach (including North Redington & Redington Shores)- Bordering Madeira Beach to the South and Indian Shores to the North, Redington Beach has been a longtime favorite for snowbirds, residents, and tourists who have discovered this charming little beachside town. Similar to Madeira Beach, Redington offers calm swimming waters on the Gulf of Mexico the majority of the year and a great variety of single family homes and condo communities to choose from. The Median home price in this little beach town has grown by 38% since 2019, with the median price increasing from $604,000 in 2019 to $833,000 in 2021.
